CASE 9 — BANK BUILDING

Services Provided:
Construction Management, Acquisition and Entitlements.

Assignment:
Within a four month critical time frame, locate and purchase a prime property in Santa Barbara, remodel or build and open a new savings branch, recognizing the city had a very restrictive "no growth" policy and was not issuing sewer permits for any new construction.

Results:
Wyant secured a property and closed the escrow by ship to shore telephone communication with the owner, who was on a world cruise. After studying the building codes with the architect, Wyant devised a plan whereby an existing 5,000 square foot paint store was converted into a 95% new structure, by raising the existing Spanish tile roof, replacing three of the exterior walls and all interior walls, and constructing an impressive new office under that building shell. The branch had a successful on-time opening and the building received the City Beautiful award that year.

 
 

CASE 10 — BANK BUILDING

Services Provided:
Construction Management, Acquisition, Design and Entitlements.

Assignment:
Acquire a new site for a temporary bank branch and eventually a permanent bank branch in the City Center section of downtown Los Angeles. The City of Los Angeles would not allow modular buildings in that area and advised us not to waste our time submitting for permits.

Results:
A two-story modular building was designed by Wyant and the manufacturer. Wyant obtained entitlements from the City Building and Planning Departments. The site was prepared with foundations ready for the ten 10’ x 60’ modular units. All plumbing was placed in one unit. The day prior to delivery, all completed units were stored on a parking lot two blocks away from the site. At 4:00 a.m. on the day of the set up, the first unit was delivered to the site. A crane picked up the unit and placed it on the foundation. Every 30 minutes, a new modular unit was set in place and bolted together. By early afternoon, a new, two-story building was in place on site. Physical enhancements to the building were completed in the next few days including travertine tiles, granite sections, a mosaic mural and decorative cornice sections around the top of the building.

Next came the unique parking lot that was made of Grass-Crete, a steel bar reinforced concrete slab with patterned holes in it that allowed for grass to be planted and maintained. This was the first commercial installation of Grass-Crete in the United States. The concrete was also tinted green and grass sod was cut out with specially made branding irons to perfectly sod in the parking lot with a new grass lawn.

Los Angeles Mayor Tom Bradley visited the site with Wyant and declared the project a "Downtown Landmark." The resulting publicity was international in scope and Wyant was interviewed by most national magazines, newspapers, TV stations in Los Angeles and national TV shows, and interviews were given with major radio stations nationwide.

 
 

CASE 11 — BANK BUILDING

Services Provided:
Construction Management, Acquisition, Design and Entitlements.

Assignment:
Build a temporary bank building in San Diego that was in a prominent location; however, leave ample room for the larger permanent branch to be built on the primary corner location. The project was additionally hampered by the highway department plans to cut off and round the prime corner of the property facing on two major streets.

Results:
After reviewing plan locations of the new highway work and their timetables, Wyant negotiated a temporary use of the corner land, which was to become the new street, with very limited space on this small triangle piece of land. A modular building was designed and built and then transferred to the site. The first building on the tip of the corner was a 10’ x 10’ unit, the next sections adjoining this building were 10’ x 20’, 10’ x 30’, 10’ x 40’, 10’ x 50’ and 10’ x 60’. When all six building units were combined into one building with ample window space and landscaped, the building was a beautiful and well functioning bank branch. CASE 12 — QUALITY SUBDIVISION HOMES

Services Provided:
Construction Management/Development.

Assignment:
Work out a joint venture agreement with a Savings and Loan partner and develop a subdivision of quality homes in the hills above Studio City.

Results:
As General Manager for the development company, Wyant produced all preliminary construction costs, coordinated an agreement with the lender as partners, bid the project and signed contracts, supervised all accounting and purchasing functions and managed the team members and subcontractors to a successful completion. The project finished exactly on time and all construction costs finalized at a difference of only $0.04 psf from the original proposal submitted for the venture.
